Q4 Market report time! All in all, inventory is still down. Which means we’re still in a “seller’s market” - for instance, in Belgrade, given the number of transactions happening and the inventory on the market, we have less than 2 months of inventory! In Bozeman it’s less than 4. As a general rule, anything below 5 or 6 months is a seller’s market. And it shows - homes that are priced right, especially under 700K, are still going fast, with an median days on market of just 12!
With interest rates looming, buyers are still buying. Three Forks and Big Sky are really the only two areas where we’re nearly at a balanced market for inventory. I could go on, so if you’re still reading, DM me and we can chat more!
