Woodland Park Subdivision

Woodland Park is a master-planned single-family subdivision about six miles west of downtown Bozeman, just outside city limits off Huffine Lane. It’s designed around a pod-based layout — smaller clusters of homes with green space between them — which gives it a more intimate feel as the development grows. At completion, it’ll have roughly 500 homes. The views here are exceptional: 360 degrees of mountain scenery including both the Hyalite and Bridger ranges. It’s also approved for FHA, VA, and Rural Development financing, which opens it up to buyers who might not qualify elsewhere.

Location: West Bozeman, just outside city limits — entrances at Huffine Lane / Willow Peak Drive and Huffine Lane / Red Mountain Drive

Woodland Park has tree-lined streets, sidewalks, pocket parks, a featured park, and a robust trail corridor plan built into the master plan. A commercial area on the north end of the subdivision includes local businesses, a coffee shop, and restaurants. The 360-degree mountain views — Hyalite to the south, Bridger Range to the north — are a standout feature. A new elementary school location is planned for within the subdivision.

Woodland Park tends to attract buyers who want a newer single-family home with genuine mountain views, a thoughtfully planned neighborhood feel, and a quieter setting — and who are comfortable with the slightly longer drive to downtown in exchange for more space, newer construction, and the outside-city-limits benefits. The RD loan eligibility also makes it accessible to buyers who benefit from that financing option.

- Woodland Park is outside Bozeman city limits, which means no city pet permits and exemption from certain city assessments. For some buyers this is a genuine advantage — worth understanding what it means for your specific situation.

- The subdivision is approved for Rural Development (RD) loans, which can be a significant benefit for qualifying buyers. Worth asking your lender about this if you're not already familiar with the program.

- The development is still actively being built out. Some phases are more established than others — if a finished neighborhood feel matters to you, ask about the status of the phase surrounding any specific listing.

- At roughly 15–20 minutes from downtown, Woodland Park is on the further end of the west side cluster. Map your actual commute before falling in love with it.

- A future elementary school is planned within the subdivision — not yet built at time of writing.
